Our Process

Your journey to your dream home will be an enjoyable experience—all as a result of our professional project management, friendly and experienced staff as well as our innovative design building process.

Pre-Construction Process

At this initial meeting, either in person or virtual, you will get to know who we are and how we operate. We will also get to know a little about you and what your desires are for your project. We will go over your project scope and review our project questionnaire so we can start working on providing you with some preliminary numbers to determine if we are a good fit for you and your build.

Every client has something different that draws them to acreage homesites. Whether it’s breathtaking views, privacy, location, or something else.  Site evaluation is the next puzzle piece to begin the process. We will look at home placement, lot topography, utilities, clearing, and flatwork. Finding out your where and your why for your home helps us to begin home design and pricing.

Once we know the what, where and the why, it’s now time to start working on the how much.  We will provide you with budgetary numbers based on the information you have provided us in the initial meeting and the information gathered at the site evaluation.  At this point, we will also be discussing the lending process with you and providing you with a list of preferred lenders we work with within the area.
It is now time to take the next step on this journey and start designing and drawing the plans for your new custom home.  At this point, a Builder Consultant Design Agreement will be completed, reviewed, signed and a deposit provided.  Upon execution of this agreement, we will schedule the initial meeting with our local design team.  We will attend the first meeting and all subsequent meetings with the design team to answer questions, provide input to the design from a building perspective, offer ideas/suggestions, and ensure your vision and expectations for your new custom home are being realized.
Once we have the preliminary plans, including floor plans, elevations and plot plan, we will provide preliminary pricing of your design to insure we are staying on course with desired design and budget. Also, at this stage you will meet with our in-house design consultant, for a brief preliminary meeting. This will allow us to get a feel for your tastes and help you get an idea of what types of finishes you need to start considering for your future selection’s meetings.
Once the plans have been finalized, then pricing will be completed and formal proposal prepared. A meeting will be set at our office in person or virtual where will go over the proposal in detail and answer any questions you may have. You will also have the opportunity to view at your convenience a virtual 3D model of your home that will be posted to our designer’s web-based platform. This provides you the ability to see what is going to be built before we even break ground!

Now that the proposal and final plans are approved, the construction contract will be prepared and sent to you for review in advance of signing. After you have reviewed the contract, we will schedule a time for you to come to Summit Oak Builders’ office in person or virtual and go through the contract where we can answer any questions and address any concerns. At this time an Initial Cash Payment (construction deposit) will be provided by check or wire.

It’s now time to pick out the finishing touches! With the assistance of our in-house design consultant, you can begin selecting the finishes for your dream home starting with the exterior of the home and then working through each space of the interior.

Submitting your plans and paperwork to the Home Owner’s Association Architectural Committees can seem like a daunting task, but no worries we take care of it all for you. We prepare all the documents necessary for the submittal and make sure they get what they need to approve your application. If you are using a lender, plans and specifications will also be submitted to your lender as well.

Construction Process

  • Your lot is cleared in the area where construction will take place, a gravel drive installed for access, all necessary HOA site requirements installed and your foundation is staked for your approval

 

  • Foundation formwork erected and surveyed; backfill, plumbing rough-in, vapor barrier, and reinforcing installed

 

  • Foundation inspected by Engineer’s representative and Summit Oak Builders’ Owner and Construction Manager
  • Lumber delivered and framing begins; walls, beams, ceiling joist and rafters installed

 

  • Facia, soffit, roof decking and roof underlayment installed

 

  • Windows / exterior doors installed and exterior painted
    • Mechanical and electrical rough-ins completed

 

    • Plumbing top-out and propane/gas piping installed

 

    • Low voltage wiring installed (cat 6, coax, alarm, and A/V)

 

    • Exterior penetrations sealed and widow/door openings foamed

 

    • House measured for custom cabinets, shop drawings produced by a local custom cabinet maker and reviewed by Summit Oak Builders staff and Homeowner for approval prior to fabrication

 

    • Wind Bracing inspection completed by Engineer’s representative

 

    • Pre-sheetrock 3rd party home inspection completed

 

  • First 3rd party energy inspection completed
  • Stone sample on-site reviewed and approved

 

  • Exterior finishes begin – stone, stucco, and or brick

 

  • Insulation/sheetrock installed and tape, float, and texture completed

 

  • Walls and ceilings are painted

 

  • Custom cabinets, interior doors, trim, and shelving installed
  • Cabinets, trim, and doors painted or stained as per specified selections

 

  • Tile showers, tile tub surrounds, decorative wall tile, and tile flooring installed

 

  • Countertops and tile backsplash installed

 

  • The exterior brick/stone and stucco are completed and the site is graded and prepped for driveway install

 

  • Pour driveway, sidewalks, and exterior steps

 

  • HVAC trim installed and outside units set

 

  • Wood or LVP flooring installed

 

  • Plumbing trim, electrical trim, light fixtures, and appliances installed

 

  • Door, cabinet, and bathroom hardware installed

 

  • Exterior grading is finished and interior cleaning begins

 

  • Final inspections performed by Construction Manager, Project Manager, Summit Oak Builders’ Owner

 

  • Second 3rd party energy inspection completed

 

  • Final 3rd party home inspection completed

 

  • Homeowner orientation and walk-through with our team

 

  • Punch list and final touch-ups are completed

 

  • Final cleaning performed

 

Our homes are backed by StrucSure which provides a 1, 2, and 10 year home warranty, including one-year coverage on workmanship and materials, two years coverage on wiring, piping, and ductwork in the electrical, plumbing, heating, cooling, ventilating, and mechanical systems and 10 years coverage on major structural defects. Including StrucSure’s new home warranty program with our homes is just another way of showing our commitment to excellence and providing you with peace of mind.
