Bulverde is our own county. Our office sits on FM 3159 at Canyon Lake, which means the same Comal County permitting office, the same inspectors and the same subcontractor bench we work with every week. There is no learning curve on a Bulverde build.

About Bulverde

Bulverde sits on the southern edge of the Hill Country, where the flat run north out of San Antonio starts to break into oak-covered hills. It is a young city — much of what stands here now arrived as the US 281 corridor filled in — but the land around it still reads rural: acreage, live oak, and long views to the west.

The trade it offers is a specific one. North San Antonio is a manageable commute, so you can work in the city and still come home to a few acres. Comal ISD serves the area. Canyon Lake and the Guadalupe River are a short drive north when you want the water.

That combination is why lots here hold their value, and why most of the people we build for have been watching this stretch of 281 for a while before they buy.

We do, whether that means the City of Bulverde or Comal County, along with septic (OSSF) permitting and any Edwards Aquifer requirements that apply. We also manage POA architectural submittals where a subdivision requires them.

Design through completion depends less on square footage than on the site. Permitting, septic design and POA architectural approval all happen before a slab is poured, and a steep or rocky lot adds site work ahead of framing. We give you a real schedule once we have walked the land.

Cost is driven more by the site than the square footage out here — grade, rock, driveway length, water source and septic type can move a budget substantially between two lots of the same size. We give a real number after we have seen the land.
