Our office is on FM 3159, a few minutes from the dam. That matters more than it sounds. When a framing question comes up on a hillside lot off Cranes Mill Road, we’re not driving in from another county — we’re already here, and we’ve built on ground like it before.

Summit Oak Builders has been building custom homes across Comal County and the surrounding Hill Country for more than 20 years. We take on a limited number of homes at a time, which is the only honest way to give an owner the access and attention a custom build actually requires. You will know your builder by name.

Canyon Lake lots are rarely simple. Grade changes, shallow caliche and limestone, well and septic instead of municipal utilities, and in many subdivisions an architectural review committee with real authority over what gets approved. A house designed without those constraints in mind gets expensive at exactly the wrong moment. We price and plan for them at the start.

What building at Canyon Lake actually involves

Canyon Lake is unincorporated. There’s no city hall and no municipal building department — permitting runs through Comal County, and the requirements differ from a New Braunfels or San Marcos city build. A few things that catch owners off guard:

About Canyon Lake

Canyon Lake was formed when the Corps of Engineers dammed the Guadalupe River in the 1960s, and the community that grew up around it kept the character that came with it: acreage, oak and cedar, and a lot of shoreline. It’s unincorporated — a collection of neighborhoods around the water rather than a town with a square — and for most people who move here, that’s the appeal.

The lake itself carries the year: boating and fishing on the water, and the tailrace below the dam running cold enough for trout in winter. Overlook Park and Canyon Lake Gorge sit minutes from most of the neighborhoods. Comal ISD serves the area, with Canyon Lake High School at its center.

Location is the quiet advantage. New Braunfels is about twenty minutes out, San Antonio under an hour, Austin a straightforward run up 281 — close enough to commute or fly out of either city, far enough that the traffic stays there.

Common questions about building at Canyon Lake

Yes — most of our homes are built on land the owner brings us. If you haven’t bought yet, talk to us first; we’ll review the lot for access, slope, septic feasibility and utilities before you’re committed to it.

We do. Canyon Lake is unincorporated, so building permits, septic (OSSF) permitting and any required aquifer-related approvals go through Comal County and the relevant state agencies. We also manage POA architectural submittals where a subdivision requires them.

Design through completion depends less on square footage than on the site. County permitting, septic design and POA architectural approval all happen before a slab is poured, and a steep or rocky lot adds site work ahead of framing. We give you a real schedule once we’ve walked the land — and we’d rather set that date late and hold it than early and miss it.

Cost is driven more by the site than the square footage out here — grade, rock, driveway length, water source and septic type can move a budget substantially between two lots of the same size. We give a real number after we’ve seen the land.
