San Marcos is the most regulated ground we build on, and that is not a complaint. It sits on the Edwards Aquifer recharge zone, above springs that feed a river people have been protecting for a very long time. The rules exist for a reason, and a builder who knows them is worth more here than anywhere else we work.

About San Marcos

San Marcos grew up around its springs. The river runs clear and cold out of the Edwards Aquifer year round, and the city has been built around protecting that for longer than most Texas towns have thought about such things.

It sits at the midpoint of the I-35 corridor, which makes it one of the few places where Austin and San Antonio are both genuinely commutable. Texas State anchors the town, San Marcos CISD serves the families, and the hills west of the city are where most of the custom homes go up.

Those hills are the draw: limestone, oak, long views back across the valley, and the river close enough to reach on a Saturday morning. Lots there are not cheap, and they are worth building on properly.

Common questions about building in San Marcos

It is the first thing we check. Inside the city, your build runs through the San Marcos development code; outside, through Hays County. The two differ meaningfully, especially over the aquifer. Send us the address and we will confirm it.

It is the share of your lot covered by anything water cannot pass through — roof, drive, patio, walkways. Over the Edwards Aquifer recharge zone that share is capped, so it effectively sets the size of what you can build. We size the design against your lot’s limit before drawings start.

Not freely inside the city. San Marcos protects significant trees under its development code, and removals can require permits and mitigation. We survey the lot first and design around what is worth keeping, which usually makes for a better house anyway.

Yes — most of our homes are built on land the owner brings us. If you have not bought yet, talk to us first; we will review the lot for cover limits, trees, drainage, slope and utilities before you are committed to it.

Design through completion depends less on square footage than on the site and the approvals. City review, aquifer requirements, tree permits and drainage all happen before a slab is poured. We give you a real schedule once we have walked the land and seen what applies.
