Building in Vintage Oaks

Vintage Oaks is one of the neighborhoods we’re asked about most, and one we’ve built in. It sits outside the New Braunfels city limits in Comal County, on rolling Hill Country ground with mature oaks and long views. Most homesites are one to two-plus acres.

That makes it a great place for a custom home, and a neighborhood where the details matter. The POA’s architectural committee reviews every plan, every lot needs its own septic design, and the slope and rock change from one lot to the next. We handle all of it, from the first lot walk to the final walkthrough.

If you own a lot in Vintage Oaks, or you’re choosing between lots, talk to us before you commit. We’ll walk it with you and tell you what it will take to build there.

Common questions about building in Vintage Oaks

Yes. We’ve built custom homes in Vintage Oaks and know the architectural review process and the ground well.
Yes. The architectural committee reviews and approves plans before construction starts. We prepare the submittal and design to the guidelines from the start, so the review doesn’t hold up your schedule.
No. Vintage Oaks is in unincorporated Comal County, so septic and floodplain permits go through the county, and there’s no city plan review.
Septic. Lots typically use aerobic septic systems permitted through Comal County, with central water. The septic design affects where the house sits, so we plan the two together.
Yes, and we recommend it. Slope, rock and septic placement vary from lot to lot and can change what it costs to build. A walk-through before you close can save you from a surprise.
