Building in New Braunfels, Texas

We built in New Braunfels for years before we moved the office out to Canyon Lake, and we still build here constantly. The city is a short drive from our door, the subcontractors are the same crews we have used for two decades, and the permitting office is one we have worked with a very long time.

Summit Oak Builders has been building custom homes across Comal County and the surrounding Hill Country for more than 20 years. We take on a limited number of homes at a time, which is the only honest way to give an owner the access and attention a custom build actually requires. You will know your builder by name.

New Braunfels is also the most geologically split place we work. The Balcones Escarpment runs straight through it, and the ground on one side of town behaves nothing like the ground on the other. A builder who details every slab the same way here is guessing.

What building in New Braunfels actually involves

This is a real city with a real building department, sitting on a fault line, over an aquifer, between two rivers, in one of the fastest-growing counties in the country. Each of those shapes a build.

Which side of the escarpment?

West and north of the Balcones Escarpment you are on Hill Country limestone. East and south, deep clay that swells and shrinks with moisture. Foundation design is genuinely different on either side, so we test the soil rather than assume it.

A real building department

Inside the city you get plan review and full inspections, which is a good thing. It also means your schedule depends partly on review queues in a fast-growing city. We build that into the timeline rather than promising around it.

Edwards Aquifer recharge zone

Much of this area sits over the recharge zone, which brings state water-quality requirements on top of city rules. We identify that at the lot-review stage, not mid-permit.

Two rivers, real floodplain

The Comal and the Guadalupe both run through town, and floodplain mapping matters here more than most places. Anything near either river gets checked before design starts.

Historic overlay districts

Parts of New Braunfels sit within historic districts where exterior design is reviewed. If your lot is in one, that review belongs in the schedule from the beginning.

POA architectural review

Most newer subdivisions run an architectural control committee with authority over height, materials, setbacks and color. We plan submittals in instead of discovering them.

About New Braunfels

New Braunfels was founded in 1845 by German settlers and has never entirely stopped being that town. The names on the streets, the bakeries, Wurstfest in the autumn, the dance hall at Gruene that has been standing since the 1870s — the history here is lived in rather than preserved behind glass.

It is also built on water. The Comal Springs feed the shortest river in Texas, the Guadalupe runs along the other edge of town, and Landa Park sits in the middle of it all. That combination is why people have been coming here for a very long time.

It has grown accordingly, and for years it has been among the fastest-growing cities in the country. Comal ISD and New Braunfels ISD both serve the area, and I-35 puts Austin and San Antonio each within about an hour. The growth has changed a great deal, but the reasons people come have not.

You moved your office to Canyon Lake. Do you still build in New Braunfels?

Yes, constantly. New Braunfels is where we built our reputation and it is a short drive from the Canyon Lake office. The crews, the suppliers and the inspectors are the same people we have worked with for two decades. Nothing about the move changed what we do here.

The Balcones Escarpment runs through New Braunfels. On the Hill Country side you are typically on shallow limestone; on the other, on expansive clay that moves with moisture. Those need different foundations. We get a geotechnical report and engineer the slab to your lot rather than reusing a detail from across town.

Longer than it did ten years ago, because the city is growing quickly and plan review has a queue. It is predictable enough to plan around, and we do, rather than giving you a start date the permit will not support.

Worth checking early. Parts of the city sit in historic overlay districts where exterior design is reviewed before it is approved. If yours is one of them, we factor that review into both the design and the schedule.
